What is Handover?

Handover (also called "snagging and handover") is the formal process where an off-plan Dubai developer transfers physical possession of a completed unit to the buyer. Key steps: developer issues a handover notice (typically 30–60 days advance), buyer pays the remaining balance (typically 30–50% under standard payment plans), developer issues an NOC and the Oqood is converted into a title deed, buyer conducts a snagging inspection (identifying defects for developer remediation), keys are handed over, DEWA (electricity + water) is connected. Most Dubai developers offer a 12-month defect liability period from handover (any structural or major defect is rectified at developer cost). The handover process typically takes 30–90 days from notice to final keys. Delays at handover are common — buyer may experience 1–6 month slippage from announced dates.

An Emaar off-plan apartment SPA signed in 2022 with handover scheduled for Q3 2025 receives a handover notice in August 2025. The buyer pays the final 30% balance, snags the unit, receives keys in October 2025, and connects DEWA — full possession achieved 60 days after handover notice.
