What is Snagging?

Snagging is the formal inspection process where a buyer (or their appointed snagging company) walks through a newly completed off-plan Dubai property to identify and document any defects, incomplete work, or quality issues — before formally accepting handover. Common snag items: paint touch-ups, door alignment, plumbing leaks, electrical fittings, marble chips, window seals, AC functionality, kitchen finishes. Once documented in a "snag list", the developer is contractually obliged to rectify these items within an agreed period (typically 30–90 days) before the buyer takes full occupancy. Professional snagging companies (Snagging.ae, Snag Dubai, etc.) charge AED 1,500–3,500 for a thorough 2–4 hour inspection of a typical apartment, and provide a detailed photo-documented report. Self-snagging is possible but typically catches 30–50% fewer items than a professional inspection.

After receiving the handover notice for an off-plan apartment, the buyer hires a snagging company for AED 2,500. The inspector identifies 47 defects (paint, plumbing, fittings). The developer rectifies 42 within 60 days; 5 minor items are deferred until end-of-defect-liability-period.

When should I snag my off-plan apartment?+

After the developer's handover notice but BEFORE you sign the final acceptance and pay the final instalment. Once accepted, the developer's rectification obligation is limited to the 12-month defect-liability period.

Can I refuse handover if there are too many defects?+

Yes for major defects (structural, safety, functional). Minor cosmetic snags do not justify refusal but must be on the documented snag list for rectification. Always get major defect refusals documented in writing and signed by the developer.
